BACK TO SQUARE ONE

My original purpose for this Blog was to bring out more of the facts while exposing any half truths and unclear answers when exercised by our management and Board of Directors. It was to help keep our board from lying idle towards owner’s concerns. It was created to help identify your owner’s right to ratify, by vote, on our Village’s substantial additions and material alterations that were denied to you by previous boards. It tries to make our management more accountable for their actions and was thought to be needed because our newsletter was never published in a timely manner. I felt the people in our Village also needed a means to express themselves. Pitifully, for fear of reprisals, most have to do it anonymously. I will continue to post comments within the same guidelines that have been previously set forth with the hope that someday people here can agree to disagree without being targeted.
I’ve tried to make every discourse be based on solid facts and posed questions from those particulars.
A board member’s wife made the comment recently that” it’s too bad the synopsis writer of this blog can’t take a more object view.” She right because for the most part I try to let a reader derive their own opinion about an issue. I try giving all the facts available and pose from them legitimate questions. But if she wants a synopsis about the current state of affairs that our Village has with our general manager, I’ll try to provide this simple one just for her.
For years our Village has encountered numerous problems with management. Many were with maintaining various entities of our common grounds, especially with the pool facilities and lawn care. Six months ago the majority of the voting owners elected four board members whose main campaign promises were to hold management accountable for their actions and show an active concern towards owners comments. Because they held to these promises, they have been made the bad guys by management and some senior board members. Friends of the GM and these certain senior board members have tried to rid three of the four directors by way of a recall. At best it was done in a most despicable way and failed to succeed. We are now left with a very disgruntled board that just needs to get on with the business at hand and either vote our general manager out or vote him in.

I just read the September Newsletter. Had to take some anti-nausea medicine after reading GM and Mary Steffenson's articles. Why does GM get so much space in our newsletter?

Because Mary Steffensen, the Editor is one of the GM's biggest fans. Fan First, Board Member second, pretty sad.

How did our GM's personal business and how he paid for his paint and wheels on his personal truck ever make it on to a BOD meeting agenda? Good grief, people--that truck is 15 years old and most of you would not "stoop so low" as to have bought it brand new off of the show room floor! Surely you could allow him to dress it up a little with out questioning how he paid for it!

This type of behavior cannot go on and it's EXACTLY why the MAJORITY of the ballots that were returned (and not sabotaged in the process) were calling for the three board members to be OUT!

Good job Joey! That spells it out.
We understand it, cant be any plainer then that! How will the restof the people know what to do?? We should probably have some kind of signs put up in the park. Warning banners across the bridge..Bring out the plywood signs right down the middle of Seashell the kind that you can read on both ways.
Channel 2 and the marque...not everybody watches or reads them.. We need to trip over the warnings.

If people would just stop all this nonsense and rumors, LIV life would be just fine.
It's amazing that some can't find anything better to do than bad mouth others.
As my mother told me, and I'm sure yours did too, "If you don't have anything nice to say about somebody, don't say anything at all".

"If you can't say anything good..." That would keep the SGG and 3 Board members nice 'n quiet, wouldn't it? What a relief that would be.

Other than GM using the LIV newsletter to sing his own praises, I've never really heard anything positive about him.

Will you stop with the SOUR GRAPE GROUP already! its DONE..STOP MAKING THEM A LEGEND. The board members are not going anywhere.

We have lots of other things to discuss..

A new manager,

Cowen project,

money for road surfacing,

bridge,

finding ways to recycle water for watering grass.

What are we going to do with the satellite dishes after switching programmers?
We need to know a solution for that soon. They should be removed in a timely matter and withhold final paymt till they are gone!

Wireless Internet

some thought to solar panels for heating the pools.

The SSG'er are nothing to the things we need to accomplish. The GM, in my opinion has extinguished his knowledge of managing. With a new board wanting to go forward ,we need a manager with new ideas. One who will work along with the board to progress NOT to digress.
We need a young creative mind that will spend our money wisely.

Thank you, Joey, for stating clearly and plainly why you set up the blog, why many of us feel we need a different General Manager, and why the recently elected Board Members WERE ELECTED, by majority vote, I might add. I only wish the people who are creating so much havoc about keeping Larry would be as succinct in explaining WHY they want to keep Larry and explain exactly what he has done to warrant their support.

I am sure that during the past recent months, Larry and Catherine has been forced to live their lives in crisis, under siege and torment. The only way to relieve their pain is to vote and replace him. To NOT to do this will further their pain.

Thank you for this blog. It certainly contains more factual information than the LIV Newsletter. That publication is so biased and you can tell it is written and editorialized by a Pro GM BOD.
It doesn't contain all the info from the meetings. Certain facts and figures are left out.
I can only imagine what the next newsletter will contain about the invalid recall and the security contract, since she was so vocal about those issues.
I hope people realize this and will not believe everything that is in the LIV news.

Seems like just a vocal minority that wants to get rid of GM. A common tactic of a vocal minority is to make enough noise and raise enough heck that eventually they get what they want even though they're the minority.

Not surprising then, that someone here would refer to the GM as being under seige and tormented by this group for the last few months!

There I was, enjoying my breakfast at a local joint when there was laughing and loud comments coming from the booth behind me. I recognized a few of Port Isabel's "important" people in that booth.

Give ya a million bucks if you can guess what they were all making fun of. Give up.....?

Seems like the constable was called to LIV the other night - Once again the GM and family were in a jam and were in hysterics. Didn't know how to handle it. The cop left chuckling.

How many more times will this GM make LIV the laughing stock of the local community? And ruin my meal.

Its important for us to keep up with current events. But enough is enough!

LIV wants to know about the Cowen Project. I understand that LIV is being sued by the COWEN company.
The reason, because it's taking to long to get an answer from LIV.

DID LIV COMMIT TO A TIME FRAME?
Is any part of this correct?

Believe it or not, their are some chosen few in LIV who want the Cowen project to succeed. I understood at one time, part of the deal was,

LIV would receive X amount of monies for the golf course, some landscaping , widen Seashell Blvd and put in a golf cart path along Seashell . Also LIV would be given 5 house lots in the Cowen Project. The new devolvement would become a part of LIV association.

Cowen DID NOT want to pay condo fees until a house was sold. ONLY then LIV would receive condo fees from the new owner . I understand LIV found that to be unacceptable . Is any part of this correct?
Did LIV negotiate? with COWEN

Now I understand the cash amount is considerably less, no house lots will be given to LIV, COWEN will still widen Seashell. COWEN does not want the project to be a part of LIV association. Is that correct? Does someone have a conscience? OR did the extra money saved go elsewhere?

My best guess ,Cowen is a land speculator. I don't believe he has any intention of building anything. And suing LIV for taking to long, I believe when COWEN purchased the property ,he purchased it with the stipulation that he could gain excess to that property.

Is Freeland a very smart business man..He said yes to Cowen for what... 7 million? He knows what Cowen is all about. COWEN can also gain excess through Port Isabel.

If I do not have my info correct please someone correct me! POINT BY POINT!

The truth will come from those who sit around the table,the ones who are up close and personal with the outcome.

I think the board members should be asked the question. "WHO HERE ARE IN FAVOR OF THE COWEN PROJECT? " Ask LD also.

Not one member should have to think about the answer!
If an answer is "Lets see what COWEN HAS TO OFFER."

NOT A GOOD CHOICE!

Why didn't LIV say 10 million to Cowen?

Why didn't we buy the property when we had an option to buy a few years ago?
Is it because State of TX wouldn't allow construction of new waterways?
I bet we'd like to have that chance again,to buy I mean!

I understand that the people who own sea cottages at the far end where upset because LIV didn't purchase the property. What we think is our canal now, it's on the COWEN's property.

If Cowen succeeds in getting access to that property. I guesstimate the value would be at least 40 + million$$$$.

Granted, I have not read any legal documents my distinguished all mighty board members, but if there is any language remotely indicating that we use Seashell as a right of way to Cowen's property..
Maybe that language was used when LIV had an option to buy that property.
When LIV relinquishes that opportunity to purchase, all language where no longer valid nor enforceable. FORGET IT!

Cowen purchased the property, that's what LAND SPECUTATORS do. I bet COWEN purchased it with an intent.
If he has a time line on a contract with the seller, he has lots to accomplish. Getting access is the first big hurdle.
What does COWEN have to lose ... a few hundred $$$ a month payment.

What does LIV have to gain?

LIV OWNERS, will not gain anything!

LIV will have to deal with new developers when Cowen sells the property for a handsome profit with minimum investment.

Remember that project at the old causeway last year? That also was speculation. What did they invest ..an Internet WEBPAGE. A CAD program for design and layout, some lumber to build a podium where investors could get a birds eye view from their proposed 400 sq ft dream home!
What did COWEN invest.. promises? A slide show from FL depicting someone else's dream.

What do we know about Cowen? I think he's a SALESMAN, like our LD. They sell ideas , when it comes time to perform. NOTDA !

The LIV 'S board doesn't need to wait for the winter Texans to arrive to know what LIV wants. Or don't want. I think the meeting LIV had this year with the owners and COWEN's presentation
said it all. Everyone was in agreement there, NO!

Something is brewing that owners don't know about. To me its a NO brainer for COWEN PROJECT.

Have deals or promises been made over that casual cup of coffee?

Is it just my imagination, or is the life expectancy of a LIV General Manager seem to be limited to about 3-4 years?

And what about other LIV managers? Maintenance manager Armando seems to outlive them all, yet the areas he's responsible for seem to be the areas that cause all the contention?

A General Manger is responsible for the performanace of his managers. The only one that I ever see jump in to help get the job done or for that matter work, has been Les.

All public buildings in LIV are NON SMOKING. That includes the maintenance office. Sometimes there is so much smoke in there, you can't even see. Then Armando, Geno or GM spray air freshener and it makes it worse.

Guess it keeps the general public out so they can't report problems.

There should not be smoking in LIV owned vehicles either.

Speaking of vehicles, is anyone keeping track of the gasoline that is dispensed from the maintenance area? That gas is for the equipment - the gas in a tank that size should last a very long time, but it doesn't, does it? HMMMM...

Maybe you can form a committee to see where all the gasoline goes. Why, it could be headed by none other than PBurke and MSteffenson. Sure to get some accurate accounting. NOT.

And while they're at it, they could head a committee to find out who's violating the non-smoking policy.
